
Recently, I came across an insightful article in the February 20, 2025, online edition of the Canadian Mortgage Trends Newsletter.
The article explored buyers' changing trends from individual and investor perspectives. During Teranet's recent annual meeting on February 19, 2025, it was noted that there had been a significant pullback in the Multi-Property Owners (MPOs) group. Additionally, the median age of First-Time Home Buyers has been rising, increasing from 36 in 2014 to 38 in 2019 and reaching 40 in 2024.
In her report, Emily Cheung, the Director of Data, Analytics, and Insights at Teranet, highlighted that homeowners increasingly choose to remain in their homes longer. In 2014, the average holding period—the time spent before switching from one primary residence to another—was 13.8 years, increasing to 18 years in 2024.
